Site Plan Approval

PROCEDURE FOR SITE PLAN APPROVAL

It is optional to approach the Planning Board for an informal meeting before submitting a site plan. The site plan is drawn to scale and submitted to Village Clerk, to the Planning Board Chairman and to each member of the Planning Board. At the meetings comments will be made and the site plan is to be resubmitted with the recommended changes until Preliminary Approval.

Planning Board also requires submission of architectural elevations.

Amount for Maintenance Bond and Performance Bond is set by the Village Engineer.

Minimum Requirements:

Off-street parking

Stormwater drainage facilities

Building setbacks

Also, Planning Board can require the following:

Pavement of parking area to a specification not in excess of regulations

Installation of curbs, sidewalks, street trees, fences and landscaping.

Passing upon site plan, Planning Board may require the following:

Change location of proposed buildings

Alterations of proposed parking, aisles and driveways

Restriction of signs, advertising devices and external lighting fixtures

FEES:

New - $200 per acre plus $.10 per sq. ft. of gross floor area

Revision - $200 per acre plus $.10 per sq. ft. NEW gross floor area

Non-Profit – New, $100

Revised, $50

AT APPROVAL:

New – Deposit $5,000.00 T & A for professional services. When balance drops to $2,000.00, replenish. Refund at final approval.

Revision - Up to $2500.00 T & A. When drops to 50%, replenish. Refund at final approval.
